Finance of Real and Personal Property
Professors John Hagner, Thomas Kaufman, and John Ratino J.D. Course 271 | 3 credit hours This general survey course covers the basic elements of modern real estate and asset finance, with an emphasis on income-producing real property. The financing concepts covered include basic leverage, equity financing, the lender-borrower relationship, resolution of troubled/defaulted financings, and the role of capital markets in financing of assets and real property. The emphasis is on large commercial financing transactions. Substantial attention is given to mortgages/deeds of trust, indentures and other security devices, basic financing techniques, equity participations, leasing as a method of financing, and creditor’s rights. Attention is also given to the basic economics of commercial financings, yield analysis, loan syndications, lines of credit, special purpose entities, environmental laws, title insurance, the broker’s role, and mezzanine financings. Students may not receive credit for both this course and Introduction to the Capital Markets and Financing of Income-Producing Property.
